Commercial Construction

Light Commercial · Manitowoc County, WI

Build it out without closing the doors.

Restaurants, bars, retail floors and offices — built by the same carpenters who do our custom homes, phased around the hours you actually make money.

Walk the space with us

A house can sit empty while the work happens. Your business cannot.

Every decision on a build-out has a cost on the other side of it — a night the dining room is dark, a week the counter is behind plastic.

So the first conversation should not be about finishes. It should be about how you make money and when. Which hours actually matter. Which room you cannot lose. Whether there is a slow stretch on your calendar worth building around. Get that on the table first and the rest of the plan is built to protect it instead of working against it.

What we handle

Restaurant and bar interiors

Dining rooms, bar builds and back-of-house areas, sequenced so service can keep running.

Retail floors

Display walls, customer-facing counters and the surfaces people put their hands on every day.

Office remodels

Reception areas, reworked layouts and the finish work that makes a space feel considered.

Design and space planning

Done in house, so you can bring a rough idea and leave with a plan your landlord can actually review.

Permits and site logistics

We pull the permits, research setbacks and local regulations, and coordinate deliveries, dumpster and access.

Interior carpentry

Trim, cabinetry, built-ins and countertops, held to the standard we use on a custom home.

Your customers put their hands on the finish work.

In a house, the trim, the cabinetry and the countertops are what people look at every day, so the standard for how tight a joint has to be is set high. Your customers do the same thing without realising it. They put their hands on the bar. They sit in the booth. They lean on the counter while they wait.

Those surfaces are what a commercial interior actually gets judged on, and they are the parts that look tired first if the carpentry was rushed. We employ our own carpenters, so the crew doing your trim and built-ins is our crew.

How a build-out runs

Phasing is what separates a build-out that hurts from one you can live through.

We learn how your business actually runs

Your hours, your floor plan, the room you cannot lose, and any slow stretch on the calendar worth building around.

Drawings your landlord can sign off on

Most leases have something to say about what you can change and what needs approval first. A plan on paper is the thing that moves that conversation.

The space gets split, not shut

Crew in one area while you operate in another, then trade. A dust wall and a separate route in for material so customers never walk through the work.

You know which days are the hard ones

Some work is loud and some of it closes a room. You hear that up front so you can staff for it, warn your regulars, or take the closure on your terms.

Work around Manitowoc

We have done commercial remodel work for Moore’s Irish Pub, Saucy’s Sports Lounge, Brix, Pleasant View Realty and Wrap It Up — the kind of small-business spaces this town runs on. You can see more of it on our commercial remodel projects page.

Can you work while we stay open?

Usually, yes, with phasing. We look at your hours and your floor plan and split the work so the crew and your customers are not in the same room. Some stages still require a closure, and we tell you which ones before you commit to a schedule.

Do you handle the permits, or is that on me?

We handle them. We pull permits, research setbacks and local regulations, and coordinate the site so you are not chasing paperwork while trying to run a business.

What if I lease my space?

Bring your lease terms into the first conversation. We will put together a plan and drawings you can hand your landlord, and build the schedule around whatever that approval requires.

Do you take smaller projects?

Yes. A single room, a bar rebuild, a reworked entry, or a whole interior. Our commercial work is aimed at small-business spaces, so a focused project is normal for us.

Start with a walk through your space.

We will talk through how your business runs, then put a plan and a written estimate in front of you.
